Parliament has completed work on the law on houses up to 70 sqm.

Thanks to the regulations prepared by the Ministry of Econimic Development and Technology, the construction of single-family houses of up to 70 square metres for own use will be much easier. This is one of ten key regulations included in the government's Polish Deal programme. The new law will now be signed by the President of Poland.
"Today, one of the priority projects of the Polish Deal - concerning facilitations in the construction of houses up to 70 sqm - becomes a fact. We give citizens a choice: instead of moving to a big city and buying a flat, those who want to will be able to build a house in their hometown".

"The 'Home without formalities' project is in line with the assumptions of the Polish Deal and is a response to the expectations of Poles who want to build their homes more efficiently and quickly in accordance with the current provisions of the construction law, while maintaining all safety standards,"

How to build a house of up to 70 sqm. - key assumptions
- Buildings are to be free-standing and no more than two storeys high, and their area of influence must be entirely within the plot on which they are designed, and the construction is carried out in order to satisfy the investor's own housing needs;
- According to the assumptions, residential buildings are to be small, with a simple structure, which is to facilitate compliance with safety requirements. The permissible area for houses is 70 sqm.
There has also been introduced a simplification of the procedure for notifying the construction of houses of up to 70 sqm, consisting in the exclusion of the possibility for the architectural-construction administrative body to object to the investor's notification of such construction. This means that the construction may be commenced immediately after the delivery of such a notification to the architectural-construction administrative body.
The investor will be obliged to submit a declaration that the planned construction is carried out in order to satisfy his own housing needs. If a construction manager is not appointed, the investor assumes responsibility for managing the entire construction. However, the documentation attached to the notification must be complete.
Construction of a house will require notification of the intended date of commencement of construction works to the construction supervision authorities. This is to guarantee the safety of the investment.
In the absence of a local zoning plan, a decision on outline planning and spatial development for houses of up to 70 sqm will be issued within 21 days. The act will not cause spatial chaos, the new act does not change the existing regulations regarding the zoning plan.
The possibility to build recreational houses in a notification procedure has been extended - in addition to the current maximum area parameter of 35 sqm, also to 70 sqm. However, the span of structural elements of recreational houses up to 70 sq m may not exceed 6 metres, and the reach of supports may not exceed 2 metres.
